As of September 2025, the median sold price in Hays County is $405,000. While home values remain solid, the market is showing signs of shifting to give buyers a bit more breathing room.



Looking at activity, 411 homes closed in August 2025 compared to 432 in August 2024, a modest 5% year-over-year decline. Fewer closings, paired with rising inventory, reflect a more balanced market where buyers and sellers are meeting on middle ground.



Right now, there are 1,806 active single-family homes for sale across Hays county, with homes spending an average of 94 days on the market. That's longer than in recent years, when homes often moved in just a few weeks- signaling that buyers now have more time to explore their options and negotiate.



The leasing side of the market is steady and active, with 521 single-family homes available for rent. The average lease price is $2,410, and rentals are moving faster than sales, averaging just 44 days on the market. For renters, that means healthy availability, while for landlords, demand remains strong.



Another encouraging note for sellers: despite longer timelines, homes are still selling very close to asking price. The median close-to-list price ratio is holding at 98%, which means most sellers are achieving nearly full value when priced correctly.
